Planning Permission plans  Bedford & Cambridge



Whilst it is always worth exploring your permitted development rights, an application for planning permission may be needed for certain types of building work.  If you want to build  in a Conservation Area or your property is a listed building you will need to apply for planning permission for work which would be allowed under permitted development elsewhere .

Bedford has many Conservation areas, Cambridge around 11, whilst Huntingdonshire has many dotted around mainly in the Royston and St Neots areas.

Your local planning department may have also removed your Permitted Development rights by issuing an Article 4 direction,  the Arcordia Estate in Cambridge is just one example.

You will also need to apply for planning permission if your proposed extension does not fit under  permitted development criteria,  due to the size, height of the eaves or ridge height. If you wish to extend at the front of your property you will need planning permission.

The Planning Process

We can take care of the whole planning process,  conducting a measured survey, producing detailed scaled plans showing the existing house and the proposed extension along with a location plan and a site plan.  This is then submitted to your local council  and once verified it will take around 8 weeks until a decision is issued.  We do, however, liaise with the council during this time to check they have everything they require and the planning application is progressing as it should. 

Once the planning application has been approved a Building Regulations application will be submitted.
