Building Regulations plans drawn Bedford & Cambridge

 

 

 

The purpose of the Building Regulations is to ensure that building work satisfies minimum standards of construction, fire and energy conservation requirements. Applying for Building Regulations approval is an entirely separate process from applying for Planning Permission. The planning stage is concerned with the external appearance – size, shape, materials used, street scene etc. and the Building regulations are concerned with the internal details such as foundations, drainage,  wall construction, fire regulations and glazing.  Building regulations are constantly updated to take in to account government policies.

 

 

Full Plans Building Regulations submission

For a Full Plans application Building Control will require a detailed set of plans  showing elevations, floor layouts, detailed sectional views of the proposed construction, building specification details and drainage details. In certain circumstances Structural Calculations may also be required.   The advantage of a Full Plans Building Regulations submission is that once your plans have been approved your builder can work to those drawings without rear of contravening the regulations during the building process.    Once approved and work starts Building Control officers will carry out site inspections at various stages of the build to check your builder is complying with the regulations.

 

Building Notice

As Building Regulations have become more complex and onerous a building notice is now only suitable for minor works.  Building Control have to be notified and carry out site visits in exactly the same way as a Full Plans submission but you are relying on your builder to know the current building specifications and latest fire regulations, if your builder gets this wrong it can be a very costly mistake. The cost of a Full Plans submission and a Building Notice are the same.
